In the current housing market, most homes can take an average of six months to sell; therefore you will want to aim to have your home listed earlier than you probably thought. Right now is the perfect time of year to begin to think about what you will need to do to get your home “Sell Ready.” As part of our complimentary Sell Ready Program, we will come to your home and perform a walk-through to evaluate what/if any repairs or home improvements will need to be done. It is also a great chance to ensure that any planned home renovations will allow you to maximize your return on cost when planning to sell.  We can create a customized plan for selling your home, along with a projected timeframe for what needs to be done and when. What to expect with the Sell Ready Program:

First Consult:
• Walkthrough: evaluate and make suggestions about repairs and improvements
• Insure that planned renovation will bring a good return on home value
• Timeframe: what to do and when
• Schedule exterior photos
• Discuss pre-inspection
To be completed by Second Consult:
• Seller’s Homework and mortgage balance sheet
In-between consults:
• Communication regarding any questions

Second Consult:
• Walkthrough home again to look at any improvements and make new recommendations
• Give basic staging advice (borrow staging DVD if would like)
• Current market analysis and estimated net sheet
• Review listing paperwork
• Seller expectations and preferences, review Sellers’ Homework
• Pre-inspection scheduled if chosen
• Neighborhood information sheet and disclosures
• Personalized market plan
• Set up time for interior photos
In-between Consults
1-3 weeks prior to listing your home

• Staging consult
• Photos and virtual tour taken 3-5 days prior to listing
• Email list of features and improvements prior to appointment

Third Consult:
1 week- 5 days prior to listing your home
• Review features and improvements
• Pick-up disclosures and neighborhood information sheets
• Pick up keys and return Staging DVD if applicable
• Review things that can go wrong
• Discuss showing feedback
• Discuss market updates and preferences
• Preview of brochure emailed prior to going live
