When to Close ... Beginning or End of the Month?

by Beth Nordaune

If you have specific goals you need to make a plan and stick to it before writing an offer.  Finding a dependable lender who can assess your strengths and weaknesses as a buy is a must! And knowing that whether you close at the beginning or end of the month could either make or break you financially.

Rochester MN Coulple Closing on Home

Did you know that the day you close on your property is the day that the mortgage interest on your mortgage starts?   For a large majority of home owners their mortgage is due on the 1st day of the month.  From the day you close to the last day of the month you will be responsible for paying (PITI) Principal, Interest, Taxes and insurance. For those buyers who are low on cash you should know that a large majority of your payment goes toward the mortgage interest.  So if you happen to close on April 30th you will only have to pay for one day of PITI for April and your first mortgage payment would be due on June 1st.

If you find that your financial situation to be tight you should close at the end of the month.

Closing in the beginning of the month can have it's benefits too. Should you choose to close on April 1st your first mortgage payment would be due on June 1st.  Giving you 60 days without a house payment.  You first payment will be higher due to the fact that you accrued 30 days of PITI, but you would have more time to settle into your new home.

Do you have a color challenged bedroom or office wall?

by Carrie Klassen

Our Ugly Wall of the Week! Thank you for submitting!
(although we do give kudos for the artistry on this one)

Whether it's lacking in color i.e. primer white, or the current color would be better suited for a Chicago Bulls locker room - this is the nudge you've been waiting for to tackle the project.

Take a photo of your wall situation (like the one above) and email it to: admin@rochesterhomesource.com
At the end of our contest (March 30), we will vote on the wall that's most in need. The winner will receive not only a couple of free gallons of paint but also a professional painter! Compliments of the Beth Nordaune Real Estate Team, Sherwin Williams, and Nickelson Painting.

Of course, there are restrictions that apply-- but not too many:
  • The room needs to be a bedroom/office/playroom (We don't want to move that entertainment center in the Great room any more than you do.)
  • The affected room has to be around 14x14 in size or smaller. It can be a bedroom, office, playroom, etc. One color, any sheen you want. We are happy to offer suggestions based on your needs.
  • Our painter isn't going to do inside of the closets but we will leave the extra unused paint for you for small/ touch up jobs.
  • You have to be comfortable with us posting photos you send so we can all join in on the fun, but we won't post your name or address.
  • You have to live within a 30 mile radius of Rochester, MN.

The Timeline: Take a photo and have it emailed to us by March 30 with your name and phone number. Stay tuned at www.RochesterHomeSource.com to follow the contest and for information. The winner will be announced on April 3rd, so you'll want to mark your calender to take a peek online and see if you won.

Any questions, call or email me. Otherwise just send us those pics so that we can get our contest started.
